Final prices depend on the size, condition and level of soiling of your property. Additional bathrooms, heavily soiled ovens, or properties left with belongings may affect the quote. Congestion charge and parking costs, where they apply, are added at cost. Call 07444 052 824 for a fixed quote.

Why Tenants and Landlords Choose Help Mate Services

Thirteen years cleaning London rentals has taught us exactly what inventory clerks look for — and where deposits are usually lost.

Oven cleaning included, not charged extra

The oven is the single most common reason for deposit deductions, and many companies quote low then add £45–£80 for it at the end. We include professional oven cleaning in every end of tenancy price as standard — racks, trays, door glass and all.

72-hour free re-clean guarantee

If your landlord, agent or inventory clerk raises a cleaning issue within 72 hours of our visit, we return and put it right at no cost to you. No arguments, no invoice.

A checklist agents actually recognise

Our teams work from a detailed, agency-approved checklist covering all five areas of the property — 60+ individual tasks, from limescale on the shower screen to the tops of door frames. It's the same list the clerk will be working from.

Teams of up to six trained cleaners

We send enough people to do the job properly within your moving schedule. Every cleaner is trained, reference-checked, and covered by public liability insurance.

Key collection and return

Already handed the keys back or moved out of London? On request, we can collect keys from your agent or a nominated address and return them once the clean is complete — so you don't need to be there at all.

30% off carpets and upholstery

Book carpet, upholstery or mattress cleaning alongside your end of tenancy clean and save 30%. One team, one visit, one receipt to hand your agent.

Fixed prices, no deposit taken

We agree the full price before we start and take no deposit up front. Payment is settled on completion, once you're satisfied with the work.

Not sure what your agent expects? Send us your inventory or check-out list and we'll tell you exactly what's needed.

Frequently Asked Questions

End of tenancy cleaning is a deep, top-to-bottom clean carried out when a tenancy ends. The aim is to return the property to the condition recorded in your inventory at move-in, so it passes the check-out inspection and your deposit isn’t reduced for cleaning. It’s far more thorough than a regular clean — every cupboard, appliance, skirting board and window frame is covered.

Our fixed prices start at £115 for a studio, £131 for a one-bedroom flat, £156 for a two-bed flat, £182 for a three-bed, and £225 for a four-bed. Houses are slightly higher. Professional oven cleaning is included in every price. The final quote depends on the size and condition of the property — contact us for a fixed price with no hidden fees.

Yes, as standard. The oven is one of the most common reasons for deposit deductions, and many companies quote a low headline price then add £45–£80 for the oven at the end. Ours is included — racks, trays, door glass and all.

If your landlord, letting agent or inventory clerk raises a cleaning-related issue within 72 hours of our visit, we’ll return and put it right at no additional cost. Just contact us with the details and we’ll arrange a re-clean.

No company can honestly guarantee that — deposit decisions rest with your landlord or agent, and can involve damage, wear, unpaid rent or missing items that have nothing to do with cleaning. What we can guarantee is that the cleaning meets the standard agents expect, and that we’ll come back free of charge within 72 hours if they raise anything about the clean.

No. Most of our clients aren’t. You can meet us to let us in, leave a key with a neighbour or in a key safe, or arrange access through a concierge. On request we can also collect the keys from your letting agent and return them once we’re done — useful if you’ve already left London.

Yes, please. The property should be free of all personal belongings so our team can clean inside cupboards, wardrobes and under furniture. If items are still there, we can’t reach those areas, and the clerk will notice. Properties left with belongings may affect the quote and what we’re able to guarantee.

Yes — at least 24 hours before we arrive. We can’t clean a freezer that’s still frozen, and inventory clerks check inside. If it’s not defrosted, it stays dirty and that’s a deduction waiting to happen.

It depends on the size and condition of the property. A studio or one-bed typically takes a few hours; a larger house can take most of the day. We send teams of up to six cleaners so the job fits your moving schedule. We’ll give you an estimate when you book.

Yes. Our teams arrive fully equipped with professional-grade products and machinery. Everything is included in the price — you don’t need to provide anything.

Yes, and most check-out inventories require it. Book carpet, upholstery or mattress cleaning alongside your end of tenancy clean and save 30% compared to booking separately. One team, one visit, one receipt for your agent.

No. We don’t take a deposit. The full price is agreed before we start and payment is settled on completion.

The earlier the better, especially at the end of the month when demand peaks. That said, we can often accommodate short-notice bookings — call us and we’ll find a slot.

Congestion charge and parking costs are added at cost where they apply, and we’ll tell you upfront if they do. If you’re able to arrange free parking near the property, that keeps your total down.

Yes. Every cleaner is trained, reference-checked, and covered by public liability insurance.
